Workspace: Trigger Automation Posts
Setting up a trigger automation is done through the automation section.
Creating a Trigger Automation
- Click Automation
- Select Create Automation
- Choose Trigger
- Enter your Automation Rule Name → Next
Choose Your Trigger
Select from the drop-down menu:
- New Listing
- Update Listing Status (Sold, Withdrawn & Leased)
- Update Listing Price – Decrease
- Update Listing Price – Increase
- Listing Under Offer
- New RSS Feed Content Item
- New Customer Review
Trigger Conditions
Listing Type
Select what you want included:
- Residential
- Rental
- Land
- Rural
- Commercial
- Business
Listing Status
- On Market
- Off Market
Listing Auction Type
Used to differentiate triggers based on auction or private treaty.
Minimum / Maximum Listing Price
Used to filter listings based on price range.
Primary Listing Agent

- Leave blank to allow the automation to trigger for all agents
- Select one or multiple agents to restrict the automation to specific agents only
⚠️ Important: Primary Listing Agent Behaviour
- If no agent is selected, the automation will trigger for any listing that meets the conditions
- If an agent is selected, the automation will only trigger when that agent is assigned to the listing
- When triggered, the system will use the listing’s assigned primary/lead agent for any agent-related fields (if available)

Creative Type
- None (uses listing images without overlay)
- Image
- Video
Advanced
the ability to set which creative template gets used for each image. This can include no creative overlay by selecting "Square Ad". For example, Image 1 used a creative template but subsequent images have no template (selecting Square Ad for Image 2, 3, 4, 5 etc.)
Example:
- Image 1 uses a template
- Images 2–5 use Square Ad (no overlay)
For Instagram Stories:
- Select Image or Video
- Choose the appropriate story template

Publishing Options
- Post to Facebook Page → select page
- Post to Instagram Page → select page and type (Feed, Reels, Stories)
*If you are setting up an automation for Instagram Stories, do not select any other social media platform, except for Instagram
- Post to LinkedIn → select page
- Post to Google My Business → select location
- Post to Personal LinkedIn → select user
Keep as Draft
- When enabled, posts will not publish automatically
- Posts will be saved in the Posts section for review before going live
Why didn't my trigger automation work?
You will need to check a few details within this article to see why your automation hasn't triggered.
1. CRM Settings
- Ensure the Properti portal box is ticked/selected
2. Listing Sync
- Confirm the listing appears in the Properties tab in Properti
In the event that the listing has been sent to Properti successfully, check to see if the below applies:

Trigger automations can be configured for 7 events
- New Listing
- Fires when a listing first enters our platform
- No other events will trigger this workflow. e.g. changing from

- Fires when our system syncs a new customer review from a connected source

Important: Multiple Automations & Duplicate Posts
If multiple automations share the same trigger conditions, they can all run at the same time.
This happens when:
- Automations use the same trigger (e.g. New Listing)
- Conditions are identical or very similar
- No Primary Listing Agent or other filters are applied
- All automations are active
Result
- Multiple posts or campaigns may be created for the same listing
Best Practices to Avoid Duplication
- Use Primary Listing Agent filtering where relevant
- Add additional conditions such as:
- Listing Type
- Status
- Price range
- Avoid having multiple active automations with identical trigger setups
- Use Keep as Draft when testing new automations
🛠 Troubleshooting Tips
- Ensure agents are added to the workspace and Agent Profile are updated for proper Agent Mapping
- Confirm agents’ social accounts are connected
- Check that automations are active (not paused)
- Review Trigger Settings for unintended overlaps
